While many people looking to purchase a home in the Lake Wallenpaupack region want to be in a planned community (or HOA / development) with amenities like pools, a fitness center, a clubhouse, and organized activities for children, other people wish to have a less “managed” location without any oversight or restrictions placed upon how they use their property (apart from township and local ordinances When a property is not located within a development, there may very well be more freedom than if the same home is located in a planned community. Homeowner associations often forbid things like having chickens, keeping bees, hanging clothes out on a clothes line, installing a pool or fence, and more than a minimum amount of pets. (Of course, some local, township, and county ordinances may also restrict or limit some of these items as well, so “not being in a development” may not necessarily grant the freedom you desire!) One thing that surprises some folks when they move here from more urban areas is the lack of public pools.

However, there is free swimming available at Promised Land State Park (a beautiful lake by the way), Wilsonville public beach on Lake Wallenpaupack (not free), as well as free or minimal fee boat launch ramps on various lakes in the region including Fairview Lake and Lake Wallenpaupack. Several marinas around the lake offer boat slips for a seasonal fee. You don’t need to be in a planned community to have use of Lake Wallenpaupack. If not having to pay annual HOA dues and fees, and not having to abide by restrictions and covenants is what you desire, and are OK with having to drive to public places to swim & boat, then check out these homes for sale marked “No Development” in the Pike/Wayne MLS. Located near Hawley, on the border of Pike and Wayne counties in northeastern Pennsylvania. It was created in 1926 by PPL, the Pennsylvania Power & Light Company, for hydroelectric purposes.
