But as you probably realized commuting up and down the mountain every day can be a pain in the rear. For a compromise on a high-end location with a view but a more reasonable commute, there's the "Crest Road" of Missionary Ridge mentioned by Split. The reasons the civil war cannons are in the yards is that the entire ridge is the site of a Civil War Battlefield. Many homes are immediately adjacent to tiny bits of National Military Park Reserves. One side effect of it being a "historic area", however, is that you can't change anything. Also, in addition to cannons, there are signs in people's yards saying basically "nn people were captured/wounded/killed here". In addition to the Crest Road area, Ridgeside is a small community on the back side of Missionary Ridge. I know a few people who live there and it's a wonderful community.

You can use Google Street View at that link to see the "character" of the area. St. Elmo is one of those love-it/hate-it areas at the foot of Lookout Mountain. There are areas with beautifully restored older homes, but there are also areas where beautifully restored homes are only a few blocks from "hell" (as you put it). There are several threads on this forum about that area if you search for "St. Elmo". Normal Park is one area north of the river that greatly benefited from a great school reputation. Lots of beautifully restored older homes in that school zone. Living in Riverview is just fantastic. Super convenient, walk to downtown, Frazier Ave, parks, Country Club, local pub, etc. The problem is finding your perfect home there.

Most folks want a brand new McMansion and there is just a handful of those and they rarely come up for sale. Most of the homes are very old. We are seeing people buying homes to tear down or nearly tear down again. The market is super hot. The nice homes you are seeing that are next to less desirable homes are probably in North Chattanooga but no Riverview.
