Mississippi-based United Furniture Industries expects to begin more than $5 million worth of upfits to the former Hanesbrands Inc. plant next month, said Robert Cottam, a consultant for United Furniture.

He said the company is already interviewing multiple contractors for extensive upfits to the building at 401 W. Hanes Mill Road that could begin as early as the second week of July. Upfits will range from removing asbestos to providing a new HVAC system, additional doors and fresh paint. “This is a massive old facility, and there is going to be a huge amount of rehabilitation that is going to have to take place,” Cottam said. Merinos Home Furnishings had purchased the facility for $3.2 million in 2013 and planned to renovate the massive plant into a retail store. However, those plans fell through in November. Cottam expects the company to make a formal announcement about the new facility sometime next month and said the company is also still waiting on the approval of a state job training grant. Forsyth County and Winston-Salem officials have already approved a total of $300,000 worth of incentives for the project. United had considered several sites for the facility including in both Randolph and Davidson counties — where it already operates plans — as well as Virginia, Maryland and Pennsylvania. The company, which is the exclusive U.S. manufacturer of Simmons Upholstery furniture, needs the new facility to meet growing demand for its products that include upholstery fabric furniture, sofas, sectionals, recliners and sleepers. Cottam said United plans to move distribution operations that are housed within a 317,000-square-foot facility at the Union Cross Business Park over to the Weeks plant, which provides about 700,000 square feet of usable space.

United will dedicate about 200,000 square feet to manufacturing while the remaining 500,000 square feet will be used for distribution, Cottam said.
